California is one of the most beautiful and livable places in America, offering residents everything from vibrant city living to the natural beauty of high mountains, miles of free beaches and everything in between. The Golden State has long attracted people from all over the world and is one of the most diverse states in the U.S. with the 5th largest economy in the world.
With so much to offer, it comes as no surprise California also has one of the most competitive real estate markets in the country. We looked into our California neighborhoods to answer the question, what are the most popular ZIP codes for buyers in Opendoor’s California markets?
Sacramento
Suburban areas continue to be an attractive option for buyers in Sacramento. From the mid century-style homes of South Sacramento, to the growing neighborhoods of Elk Grove, Galt, Roseville and Folsom – areas outside of Sacramento metro are booming. Opendoor is seeing an appetite for larger 3+ bedroom homes, multiple living areas, and backyards for entertaining and growing families.
Los Angeles & Orange County
Well-maintained cities with newer homes and walkable neighborhoods – like Simi Valley and Moorpark – are receiving the most interest from buyers on Opendoor. Prospective buyers are eyeing the coveted surf spots, schools and art-filled communities of Laguna Beach and Mission Viejo. Buyers are also loving Arcadia for its proximity to downtown LA and gorgeous views at the base of the San Gabriel Mountains, while Irvine continues to be a great option for commuters as the center of Orange County.
Inland Empire
Perris, Murrieta, Beaumont and Menifee were among the hottest markets in the Inland Empire, offering residents more affordable large homes, great backyards and pools for $600-700k. With everything from great schools and family-oriented communities to wineries throughout the region and beautiful Southern California beaches just 30 minutes away, this is a great area many call home.
San Diego
San Diego is seeing the most interest from buyers in North County especially in Carmel Mountain Ranch, San Marcos and Escondido as well as more affordable beach communities like Oceanside, which are popular for young families. These neighborhoods offer easy access to sandy beaches and hiking, while offering larger and newer homes at a more affordable price point.

Top ZIP codes are defined as those that saw the most in-home visits to Opendoor-owned properties from prospective buyers during the three months of May, June and July 2021 without adjusting for the size of the ZIP code. Home shoppers who visit a listed Opendoor home unlock the front door with our app, providing anonymous insights like the volume of visits and homebuyer interest in particular ZIP codes.
