Nestled between San Antonio and New Braunfels is a sprawling city of just over 40,000 residents that offers easy access to both places, although some could argue it has everything you need within its own city limits. The city is Schertz, home to countless parks, nature trails, schools, shops, restaurants, and even a robust Air Force base.

With its central location, it’s no wonder why several Fortune 500 companies have invested heavily in the area, creating ample jobs and economic development. But business aside, the area is perfect for anyone looking for a small-town lifestyle without losing the amenities of big city living.

Laura Heights Estates 

Properties are a half-acre or more in the sprawling Laura Heights Estates. It is one of the few Schertz neighborhoods with Tudor-style homes, and its proximity to I-10 and Loop 1604 makes it a draw for commuters.

Aviation Heights 

Situated right next to Randolph Air Force Base, Aviation Heights is one of the original developments of Schertz. Residents are attracted to the area because of its central location, providing easy access to Main Street, Pickrell Park, Schertz Elementary School, the YMCA, and a Veterans of Foreign Wars office.

Belmont Park 

Located along the northern border of the city, the Belmont Park neighborhood boasts a private park, a movie theater, a flea market, and easy access to a plus-sized H-E-B grocery store. Commuters can also take advantage of the freeway that runs adjacent to the community.

Crossvine 

One of the newest neighborhoods in Schertz is the serene Crossvine community, where hiking and biking trails weave in and out of small parks with ponds. “The trails are amazing,” Crossvine resident Savannah Tamayo told San Antonio Mag. “You don’t have to drive anywhere to be able to feel like you’re in nature.”

Scenic Hills 

Designed for adults 55 and over, the Scenic Hills community is ripe for retirees looking for a small-town feel with plenty of local activities such as bingo, bridge, and water aerobics. Amenities include an exercise room, a billiard room, and a 13,000-square-foot lodge.

3 things to know before buying a home in Schertz, according to locals

1. The school district is fast-growing

The Schertz-Cibolo-Universal City Independent School District has more than doubled in the past 15 years, and now serves over 15,000 students across 16 campuses. It is one of the highest-paying school districts in the state of Texas, which is why the education sector is one of the largest industries in Schertz. 

2. It’s no longer a hidden gem

While Schertz was once considered a secret relic of the San Antonio metro area, the cat is out of the bag and many are flocking to the area. According to San Antonio Magazine, “Schertz’s days as a hidden gem have long passed, which means you’ll likely face competition when making an offer on a home.”

3. There is a local Air Force base

Schertz residents live next door to the 405-acre Randolph Air Force Base, one of the three military bases that comprises Joint Base San Antonio. The large military population is a major contributor to the housing and economic boom happening in Schertz.

1. Head outside

Schertz locals have plenty of outdoor space to get some fresh air. It is the home of Crescent Bend Nature Park, which features a 1.6-mile loop perfect for birding, hiking, or jogging. Residents can also take a leisurely stroll through the Cibolo Creek Primitive Trail and visit any of the four parks that surround it. Dog owners can tire their pooches out at the Schertz Dog Park, which has separate areas for large and small breeds. Golfers, meanwhile, can hit the links at Randolph Oaks Golf Course, just south of Randolph Air Force Base. Our local expert Garrett adds that while he hasn’t had a chance to explore it himself, the Bracken Bat Cave is supposedly a “sight to behold, with all these Freetrail Bats emerging from the cave at dusk.” 

2. Get your shopping done easily

There are plenty of retail options in and around Schertz. Just west of the city, The Forum at Olympia Parkway is one of the largest open-air shopping centers in Texas, with big-box chains like Target, Best Buy, Home Depot, and Kohl’s, as well as countless fast-casual and sit-down dining options. Thrifters can hit up Main Street Thrift on, well, Main Street, or the JBSA-Randolph Thrift Shop at Randolph Air Force Base. For groceries, locals can frequent H-E-B to the north of the neighborhood, which notably has both a BBQ joint and a cocktail bar in the supermarket.

3. Dine all the time

Finding quality food in Schertz is easy with the city’s eclectic dining scene. Kick-start your day with a handcrafted coffee at Americana Coffee & Espresso Bar on Main Street. For authentic Mexican cuisine, Garcia’s Mexican Restaurant has been serving family recipes for over 25 years. You’re not in Texas if you’re not eating barbecue, and The Purple Pig BBQ has all the pulled pork and smoked brisket you could ask for. Vegans can enjoy plant-based comfort food at the Kind Kitchen food truck. For drinks, Bar House has a large outdoor patio space to sip on craft cocktails and beer.

4. Partake in year-round events

Schertz has many community events and activities throughout the year for locals to stay engaged. Absolute Jazz is a free jazz music festival in Pickrell Park where you can watch local musicians perform and enjoy regional wines and beers. Also in Pickrell Park is the annual Doggie Dash, where dog owners and their four-legged friends partake in a 5K hosted by the Schertz Humane Society. Every year on Independence Day, the Schertz 4th of July Jubilee includes a parade, a carnival, live music, and fireworks.
