Buying a home involves two things: the home and the money to pay for it. Most buyers still have to manage those two parts as separate projects, on top of the hassles of selling their current home if they have one. You find the home in one place, apply for the loan in another, and try to keep track of all the costs that appear at different points in the process.

We built Opendoor Home Loans around that process, so more of the financing can happen in one place. Today, Opendoor Home Loans offers 30-, 20-, and 15-year fixed-rate mortgages, plus 5/6, 7/6, and 10/6 adjustable-rate mortgages for any home purchase in markets where it is licensed.

On September 3, Freddie Mac's weekly survey put the average 30-year fixed mortgage rate at 6.71% and the average 15-year fixed rate at 6.04%. The 30-year average was the highest in 13 months.

In a market like this, every part of the financing matters: the rate, lender fees, points, closing costs, repeated paperwork, and the time it takes to reach the closing table.

Simpler financing

If you are buying a home, you can now explore:

  • 30-year fixed: typically a lower monthly payment spread over a longer repayment period.
  • 20-year fixed: a middle ground between a 30-year and 15-year mortgage, with a shorter repayment period than a 30-year loan.
  • 15-year fixed: typically a lower rate and less total interest, with a higher monthly payment.
  • 5/6, 7/6, and 10/6 adjustable-rate mortgages: fixed-rate periods followed by rate adjustments every six months.

Opendoor Home Loans is available for any home purchase in markets where Opendoor Home Loans is licensed, not just for purchases of Opendoor homes. Eligibility, rates, terms, and availability vary by borrower, property, loan amount, loan-to-value ratio, credit profile, state, and other factors.

The mortgage process is designed to stay connected:

  1. Start with the home you want to buy.
  2. Get prequalified in minutes without a hard credit pull.
  3. Complete the application online and verify your income and assets digitally.
  4. Lock your rate, upload documents, and close with fewer handoffs.

How we lower the cost of a mortgage

Your rate reflects the market, your loan, and your financial situation. Our focus is the cost and friction around the rate.

We built Opendoor Home Loans from scratch for common purchase scenarios, with software designed to handle repeatable information work and reduce handoffs. That is what we mean when we say the product is AI-native: the workflow was designed around software from the beginning, rather than adding software to an older process.

With today’s launch, Opendoor Home Loans is out of beta across its fixed- and adjustable-rate products. We’ll keep improving the experience by looking for ways to reduce cost, handoffs, and delays.

Compare the full cost

When you compare Opendoor Home Loans with another lender, compare the full cost, not just the rate shown on the first screen, including:

  • Interest rate and APR.
  • Origination charges, discount points, and lender credits.
  • Cash required to close.
  • Monthly payment, including mortgage insurance, taxes, and insurance.
  • Total loan costs over the period you expect to own the home.
