The six pay questions every agent asks

How and when do I get paid?

Your normal commission, whatever you and your client agreed on, plus a bonus from Opendoor. Everything comes through escrow, on the settlement statement. On Cash Now, More Later, your bonus lands at the first close and your listing commission when the renovated home resells.

What does a deal pay on a $500k home?

Your seller-agreed commission, plus a 1% to 2% Opendoor bonus: that’s $5,000 to $10,000 on top.

How does the bonus grow?

Starts at 1% on your first deal each year, adds 0.25% with each deal, up to 2%. Resets every January.

What makes a deal eligible?

You represent the seller, you’re attached before the final offer is accepted, an active license, email and MLS ID on file, and the deal closes.

Do referrals count, or only deals I represent?

The full payout is for deals you represent.

Does my brokerage need an agreement with Opendoor?

No. Pay is disbursed through escrow to your broker of record, like any transaction.

1Get an estimated home value in minutes

What you do: Enter the address at opendoor.com/agents, answer a few questions, and get the estimated home value.

TipSubmit before the home hits the MLS. Unlisted homes get the strongest offers.

  • Will Opendoor try to cut me out of the deal?

    No. Your client stays your client: you are the agent of record, you stay in the loop, and you are paid your commission at every close. Last year thousands of agents closed a deal with Opendoor.

  • Does this commit my client to anything?

    No commitment, no cost. Many agents request an offer as one more option to evaluate with their client.

  • What homes qualify?

    Most single-family homes and townhomes in the lower 48 United States, generally owner-occupied resale homes.

  • What markets is Opendoor in?

    Almost everywhere: 98% of markets across the lower 48 states.

  • The home is already on the MLS, can I still submit it?

    Yes. Listed homes route through the listing agent, so if that’s you, you’re set.

  • It’s tenant-occupied, inherited, or in probate. Still ok?

    Often yes. Flag the details early; these usually don’t change the amount, but they do affect timing.

  • The home is in an HOA, is that a problem?

    Not at all. We buy in HOA communities all the time.

2Take photos with the Key app

What you do: 1. Download the Opendoor Key app. 2. Take the photos on your phone.

  • What is the Key app and do I really need it?

    Yes, it is how we collect information used for underwriting. Download it, tap the one-time sign-in link we email you, and take guided room-by-room photos.

  • What photos does the app ask for?

    Every room plus exterior: walls, ceilings, floors, kitchen and bath finishes, systems, and anything you’d disclose.

  • Who does the walkthrough, me or my client?

    Either works, but most agents do it themselves: walk the home with your phone, answering guided questions as you go.

  • Does anyone visit the home in person?

    Not before the offer; your photos replace the buyer’s home tour. After signing a contract, we send an inspector, just like any standard sale.

3Both offers land in your inbox

What you do: Nothing. Watch your inbox, and line up time with your client to review.

    We can’t buy every home. A re-check after changes sometimes works.

4Review the offers with your client

What you do: Present both options. Your client picks the offer that works best for their situation. Refresh the offer in minutes if it expires.

    A service charge, shown transparently on the offer and net-proceeds sheet.

  • Can we negotiate the offer?

    It’s our best number upfront. We don’t build in negotiating room.

  • Can my client back out after signing?

    Yes, free to cancel for any or no reason before closing.

  • What does sell as-is actually mean?

    Your client doesn’t fix, clean, stage, or show anything. We buy the home in its current condition.

5A short visit confirms the details

What you do: Coordinate access. Flag anything unusual early.

    A third-party inspector spends about 90 minutes confirming the home matches your photos.

  • Are there repair deductions and how are they set?

6Close and get paid

What you do: Help your client through Digital Checkout.
