Opendoor pays buyer agent commission at closing. There’s no preset amount: write it into your offer and it’s negotiated as part of the overall offer, up to what your buyer agreement allows.
The agent remarks on the listing tell you how to book that home. For most homes it is ShowingTime: 30-minute slots, 8am to 7pm, and your access code shows up in ShowingTime before your slot, usually about an hour ahead. You can also use the Opendoor app to schedule tours and gain access. No seller to coordinate with.
Through the Agent Offer Portal at opendoor.com/make-offer, with your commission, any concessions, and your buyer’s financing. The Opendoor Addendum and disclosures are in the listing packet. Written answer by 6pm the next business day. Backup offers welcome on most homes.
When your buyer buys an Opendoor home and finances it with Opendoor Home Loans, an Opendoor company, Opendoor Home Loans puts up to 2% of the loan amount toward lowering their rate. On a $400,000 loan, that is up to $8,000. It’s built into the rate we quote; there is nothing to ask for. It is available only in states where Opendoor Home Loans LLC is licensed (see where), and the amount can change. Your buyer is free to use any lender; the incentive applies only to Opendoor Home Loans mortgages. Subject to credit approval and underwriting; other terms and conditions apply.
Yes, from the FHA date listed on each home. FHA rules require the seller to own the home for 90 days first, so the date is day 91 of Opendoor’s ownership.
Repair requests get a written answer before the inspection deadline, usually a credit at closing rather than repairs during escrow. Inspectors and appraisers get a door code, no appointment needed.
Only when your buyer’s current home is already under contract and past its inspection period.
Every Opendoor-listed home comes with a 100-day home warranty. You get the activation email at closing. Your buyer activates within 7 days.

* The Opendoor Incentive Rate is the lowest advertised 5/6 ARM rate for homes with special incentives. Its described rate and APR are home specific and assume a 5/6 adjustable-rate mortgage with a rate fixed for the first 5 years of the term, then it can change. These estimates also assume a 20% down payment and a credit score of 780. The rate-lock period is 30 days. The payment shown is the initial payment. Actual rates will vary by home and borrower.
These estimates are not personalized loan offers or offers to enter into an interest rate or discount point agreement. Any such agreement must be in writing and signed by both the borrower and the lender.
The incentive offer is subject to credit approval and may not be combined with other existing promotions. It requires financing through the seller’s affiliate, Opendoor Home Loans, but using Opendoor Home Loans is not required to purchase a home. Buyer qualification may include, but is not limited to, a minimum down payment of 20%, a minimum credit score of 780, first-time home buyer and owner occupancy requirements.
Final qualification and terms depend on a completed application, underwriting, property details, market conditions, and any changes in investor guidelines or programs.
Limited funds are available. Rates may change or be unavailable at loan commitment, lock-in, or closing if funds are exhausted. Products are not available in all markets.
The advertised APR reflects discount points paid by Opendoor Home Loans and/or Opendoor. The actual APR may be higher and can vary depending on lender fees charged.
Market rates are affected by market trends and other factors. Actual conditions can differ materially from forward-looking statements. No statement guarantees present or future market conditions or market values.
Estimated monthly payments show principal and interest only and are rounded to the nearest dollar. They exclude property taxes, homeowners insurance, mortgage insurance, HOA dues, flood insurance, utilities, and maintenance. Your total monthly housing costs will be higher. Monthly estimates and home prices exclude closing costs and other fees paid by the buyer. Home prices are subject to change without notice.
APOR is the Average Prime Offer Rate for a 5/6 adjustable-rate mortgage. It is a market benchmark, not a loan offer.
